Not all periodic leases have a one-month notice rule. Some periodic leases require 2 months' notice, 60 days' notice, or even 45 days' notice.

A Minnesota 30 Day Notice to Vacate is a legal letter written to terminate a rental agreement, including a month-to-month or year-to-year lease. The letter is provided at least thirty (30) calendar days before the end of the following rental period or expiration of the lease.

To end a periodic lease, like a month-to-month lease, either you or your landlord must give proper written notice at least one full rent period before the move-out date.

The time of the notice must be at least as long as the interval between the time rent is due or three months, whichever is less. (b) If a tenant neglects or refuses to pay rent due on a tenancy at will, the landlord may terminate the tenancy by giving the tenant 14 days notice to quit in writing.

For month-to-month leases (see the Minnesota rental agreement for tenancies at will) most states will require at least a 30 Day Notice to Vacate. The Minnesota Notice to Vacate could be given in the form of a 30 Day Notice to Vacate, 60 Day Notice to Vacate, or a 90 Day Notice to Vacate, depending on the circumstances.

A Minnesota month-to-month rental agreement is for tenancy-at-will arrangements where the landlord and tenant can terminate at any time with one (1) month's notice. The agreement will continue for an unspecified amount of time and will only be canceled upon termination by the landlord or tenant sending notice.
