A certified copy of your deed or copies of other land documents may be obtained from the Registry of Deeds Customer Service Center at 649 High Street in Dedham, Monday through Friday, AM to PM. The cost for a copy of a document is $1.00 per page.

A Massachusetts deed must be recorded in the registry of deeds that covers the recording district where the property is located. Most recording districts are organized at the county level, so that all real estate in a county is recorded with that county's registry of deeds office.

The primary evidence of ownership is the deed itself, but the recording of the deed at the Registry of Deeds is notice to the world as to ownership. Unrecorded deeds are legally binding on the persons who have knowledge of the deed, but recorded deeds are absolute proof of ownership.

Not recording a deed can cause problems for the grantee. They may be unable to obtain a mortgage, insure the property, or sell it.
