Office of STATE Treasurer Each year, unclaimed or abandoned assets--cash, stocks, bonds, insurance benefits, and safe deposit box valuables--are turned over to Alabama Unclaimed Property. Alabama Treasury serves as custodian of these assets and makes every effort to return them to the rightful owner or their heirs.

Alabama Dormancy Periods Most property types in Alabama have a dormancy period of three years. Accounts are considered dormant if the owner of a property has not indicated any interest in the property or if no contact has been made for the allotted dormancy period for that property.

If a tenant abandons a rental property and personal belongings along with it, the landlord has the right to dispose of property left behind without any further obligation to the tenant. The landlord has no obligation to the tenant to store the property in a safe place.

(e) In addition to any other means by which a landlord determines that a property has been abandoned by the tenant, a property shall be considered abandoned if the electric service to the property has been terminated for seven consecutive days.

Unless otherwise agreed, a tenant shall occupy the dwelling unit only as a dwelling unit. The rental agreement may require that the tenant notify the landlord of any anticipated extended absence from the premises in excess of 14 days no later than the fifth day of the extended absence.
