The Act provides a simple mechanism for domesticating a foreign judgment. To domesticate a foreign judgment, a Pennsylvania attorney can file an authenticated copy of the out-of-state judgment and the docket entries incidental thereto with the appropriate Pennsylvania county court of common pleas.

Pennsylvania judgments are valid for 5 years. Judgments can be revived every 5 years and should be revived if a creditor is attempting to actively collect on the debt. Judgments also act as a lien against real property for up to 20 years or longer if properly revived.

The court may exclude relevant evidence if its probative value is outweighed by a danger of one or more of the following: unfair prejudice, confusing the issues, misleading the jury, undue delay, wasting time, or needlessly presenting cumulative evidence.

Rule 3023 - Judgment (a) Except as provided by subdivision (b), a judgment when entered in the judgment index shall create a lien on real property located in the county, title to which at the time of entry is recorded in the name of the person against whom the judgment is entered.
