Assignments Generally: Lenders, or holders of mortgages or deeds of trust, often assign mortgages or deeds of trust to other lenders, or third parties. When this is done the assignee (person who received the assignment) steps into the place of the original lender or assignor.

Even if your mortgage gets transferred or assigned, your mortgage's terms should remain the same. Your interest rate, loan amount, monthly payment, and payment schedule shouldn't change. Your original lender isn't required to notify you or get your permission prior to assigning your mortgage.

An assignment transfers all the original mortgagee's interest under the mortgage or deed of trust to the new bank.
