Upon move-in, the landlord is required to furnish the tenant with a signed copy of the lease, a form documenting any damages to the property, and written notification that the tenant may be present at the move out inspection. However, the tenant is required to ask the landlord when the move out inspection will occur.

Since the tenant's agreement is tied to the property, they have the right to stay there after the property is sold. If no arrangements are made for the lease to terminate legally, the new landlord must honor the lease until it expires. If the new landlord wants the tenant out, they can form a "cash for keys" agreement.

§ 33-1343(D) states that a landlord is required to provide a tenant with 48 hour notice before entering the property (including a showing). The reality of the situation is that this timeframe may prove impracticable, especially as the landlord attempts to set showings around the schedules of prospective buyers.

Subsection B mandates that the lease must expressly set out what portions of fees or security deposits are non-refundable. Unless your landlord specifically designated a $450 cleaning fee in the lease, they are not permitted to charge it or deduct it from your security deposit.
