Description

This form is used by Landlord in order to terminate a residential lease when the Tenant has failed to pay rent when due, and has failed to pay rent within the statutory 9-day grace period AFTER rent is due. Under Connecticut law, Landlord is not required to give Tenant a chance to cure within the 3-day notice period, but Landlord may want to offer Tenant a chance to cure, so an optional check-box is added to the form. Landlord should indicate in the appropriate check box whether or not he is allowing Tenant to cure the default in payment.
