Lead-Based Paint Disclosure (Rental) is a document that is required by the US Environmental Protection Agency (EPA) for rental properties built before 1978. The disclosure document informs prospective tenants of any known lead-based paint hazards on the property. The disclosure document must include information regarding the existence of lead-based paint, the location of any such paint, and any known lead hazards associated with the property. There are two types of Lead-Based Paint Disclosure (Rental): Seller and Lessor. The Seller Disclosure requires the disclosure of any known information regarding the presence of lead-based paint and/or lead hazards on the property, as well as a statement that the seller has complied with the EPA’s Renovation, Repair, and Painting Rule. The Lessor Disclosure requires the disclosure of any known information regarding the presence of lead-based paint and/or lead hazards on the property, as well as an acknowledgement that the lessee has received the information regarding lead-based paint and/or lead hazards on the property.
