Lienholder retains all rights under the (Mortgage/Deed of Trust) against any royalty interest reserved by the lessor in and payable under the terms of the lease, or any of lessor's reversionary interests on the termination or expiration of the lease.

Subordination means an agreement to put a debt or claim which has priority in a lower position behind another debt, particularly a new loan. A property owner with a loan secured by the property who applies for a second mortgage to make additions or repairs usually must get a subordination of the original loan so the new loan has first priority. A declaration of homestead must always be subordinated to a loan.

McAllen Texas Lease Subordination Agreement is a legally binding contract entered into by a property owner (the landlord), a primary tenant, and a secondary tenant. By signing this agreement, the secondary tenant agrees that the primary tenant's lease takes precedence over their lease in case of default or eviction. A McAllen Texas Lease Subordination Agreement is typically used when the landlord wants to finance the property or obtain a mortgage. Partial Subordination Agreement: In this type of agreement, only a portion of the secondary tenant's lease is subordinated to the primary tenant's lease. This may occur when the secondary tenant occupies a specific section or part of the property. 4. Full Subordination Agreement: This agreement subordinates the entirety of the secondary tenant's lease to the primary tenant's lease, regardless of the property's size or purpose. Full subordination is often utilized when the property owner intends to refinance the property or obtain a mortgage. In conclusion, a McAllen Texas Lease Subordination Agreement establishes the priority and rights of tenants in relation to each other concerning the leased property.
