Rental providers or their property manager must lodge their renter's bond with the Residential Tenancies Bond Authority (RTBA). The RTBA is an independent government body that holds bonds in trust during rental agreements.

Lodging a bond Once a renter has given their bond money to the rental provider, the rental provider must lodge the bond with the RTBA. Renters will be asked to accept the transaction by email. Once the bond is lodged, the RTBA will send a receipt to the renter with the bond number.

Visit rentalbonds.vic.gov.au and sign in to RTBA Online. Select 'Manage your bonds'. Enter your bond number, address details or renter surname and select 'Search for bond'. Select 'Transfer this bond' then 'tenant' as the transfer recipient, and 'electronic' for the transaction method.

Bonds are not compulsory in Victoria. Some landlords may charge between one to four weeks of rent (depending on the weekly rental fee) while others won't charge a bond at all. In Victoria, no tenancy laws stipulate a minimum bond fee, and although unusual, a landlord can decide to not collect a bond.

Bonds are usually paid within one business day when rental providers use RTBA Online. Rental providers can only start the claim once everyone has agreed on how the bond should be divided. They must start claims within 10 business days of the rental agreement ending.
