A contractor who is unlicensed or not authorized to do business in the State of New York may not file a mechanic's lien against a property in New York.

The fee for filing a notice of Mechanic's Lien is $30.00. The fee for filing an Affidavit of service of Mechanic's Liens is $5.00.

Mechanics liens are valid for 2 years after filing in Illinois. This means that, unless you extend the lien, you have 2 years to enforce your lien.

If you work or provide material to a contractor or subcontractor of a public improvement project for the City, you can file a Notice of Lien. A lien is a legal claim against property for outstanding debt. You can file the notice before the project is completed or within thirty days of completion.

Generally, a New York mechanics lien can be filed at any time during the progress of the project, but no later than 8 months of the completion of the contract or the last date of furnishing labor or materials.
