The Ontario Building Code Act stipulates that: “a building permit is required for the construction of a new building, an addition, or alteration of any building or structure with a building area over 10 square metres (approximately 108 square feet).”

An individual who is charged and found guilty of an offence under the Building Code Act, 1992 , such as building without a permit, can be fined up to $50,000 for a first offence and up to $100,000 for subsequent offences.

Applicant creates a Customer Account with Markham's ePLAN system. Once logged into ePLAN, Applicant requests a new application. A non-refundable Pre Application Fee of $100 must be paid before drawings can be uploaded. Applicant uploads drawings directly to ePLAN.

Change of use permits are required when there is a change of major occupancy in the building as provided in part 2 & 10 of the Ontario Building Code. Change of use permit fees are based on the value of the work; $25 for the first $1000 of work and $7 dollars for each subsequent $1000 of work.

A construction permit represents legal permission to begin a construction project. The issuance of a permit indicates that plans for a project have been approved by Township of Branchburg officials and have complied with the Uniform Construction Code and Township Zoning Ordinance.

There are consequences for not getting a permit. You could face a fine, or the municipality may force you to remove walls, ceilings, cabinets and other finishes so that an inspector can determine if the work complies with the building requirements. In the worst case, they'll have the renovation removed entirely.
