There are two types of lease in Nova Scotia. The first is a fixed-term lease which begins and ends on the dates specified on the lease. There is no automatic renewal clause on a fixed-term lease. A periodic lease can be week-to-week, month-to-month, or year-to-year.

If you want to change a yearly lease to a monthly lease, you must give your landlord a 3-month written Notice to Quit for your yearly lease, along with a written request to change to a month-to- month lease. You must give your Notice to Quit at least three months before the end of the yearly lease.

A "ground lease" is another variation of a net lease.
