Maine Witness Requirements Deeds and mortgages need not be witnessed, but they must be acknowledged.

Maine deeds must identify by name the current property owner (the grantor) transferring real estate. A deed must also state the new owner's name and address—including street and number, municipality, and state. Deeds customarily include the marital status of any parties who are natural persons.

Maine deed transfer tax rate The tax rate is $2.20 per $500 or a fractional part of $500 of the property's value being transferred.

When you die, this deed transfers the described property, subject to any liens or mortgages (or other encumbrances) on the property at your death. Probate is not required. The TOD deed has no effect until you die.

For a deed to be legal it must state the name of the buyer and the seller, describe the property that is being transferred, and include the signature of the party that is transferring the property.
