A routine inspection is a visual check of a rental property that a property manager will complete to ensure the tenants are following the conditions of their lease and maintaining the property. A property manager will look to make sure that the property you're renting is in a reasonably clean state and is undamaged.

A move out inspection occurs when a landlord and a tenant walk through the rental unit to look for any damage or illegal alterations to the unit. The landlord is looking for any damage in excess of normal wear and tear or any changes to the unit that have not been mutually agreed upon, such as changing the paint color.

Rental inspections are not designed for the landlord or real estate agent to berate you and kick you out of their house. Most rental inspections last about 10 minutes and consist of the agent doing a quick turn around the property to check for any major damage or potential problems.

A background check for an apartment can include a national criminal background check, credit report, eviction history, and employment history. Specific landlords or property managers may choose to run one or all of these screenings and applicants will need to give signed consent to have a background check performed.
