The WDU Rental Program is designed to help working households afford to live in Fairfax County, near employment centers and transportations options – and avoid those long, expensive commutes from further away. In short, the WDU Rental Program can help you live near where you work – and spend less time on the road.
The ADU Program establishes maximum household income limits at 50 and 70 percent or less of the Area Median Income (AMI) for rental ADUs and at 70 percent or less of the AMI for for-sale ADUs. The 2024 AMI for a household of four is $154,700 as set by the US Department of Housing and Urban Development.
How Does the WDU Policy Work? The WDU Policy allows developers to receive a "density bonus" on their development project of up to 20 percent in exchange for a commitment of WDUs across a variety of income levels.
Low-to-Moderate Income Households are generally defined to be those earning 60 percent of the Area Median Income (AMI) or below as indicated by the U.S. Department of Housing and Urban Development. In fiscal year 2021, 60 percent of AMI for a family of four in Fairfax County was $77,400.
Fairfax County Workforce Dwelling Unit (WDU) affordable housing program is for low-income individuals and families, allowing below-market rents for those who qualify. The program is not a subsidized housing program, as each resident is responsible for their monthly rent amount.
The ADU Program is established to assist in the provision of affordable housing for persons of low and moderate income.
While anyone can apply to a WDU apartment, applicants who live and work in Fairfax County and disabled persons will be given priority. Applicants must make at least 2.5x the base rent as well as not exceed the maximum income level. The maximum income level is based off of the total number of occupants in the apartment.
Swimming pools shall be maintained in a clean and sanitary condition. swimming pool may have to be completely surrounded by a fence or barrier at least 48 inches in height above the finished ground level (measured on the side of the barrier away from the pool).
Chain link fences, brick walls and removable pool fences can all count as pool barriers as long as they are properly secured and at least 4 feet tall. With this in mind, it may be wise to have a secondary barrier within your yard, even if you have a privacy fence.
