How Does the WDU Policy Work? The WDU Policy allows developers to receive a "density bonus" on their development project of up to 20 percent in exchange for a commitment of WDUs across a variety of income levels.
The ADU Program is established to assist in the provision of affordable housing for persons of low and moderate income.
While anyone can apply to a WDU apartment, applicants who live and work in Fairfax County and disabled persons will be given priority. Applicants must make at least 2.5x the base rent as well as not exceed the maximum income level. The maximum income level is based off of the total number of occupants in the apartment.
The WDU Rental Program is designed to help working households afford to live in Fairfax County, near employment centers and transportations options – and avoid those long, expensive commutes from further away. In short, the WDU Rental Program can help you live near where you work – and spend less time on the road.
The total payments may not exceed a total of four (4) months of rental assistance per household.
Fairfax County Workforce Dwelling Unit (WDU) affordable housing program is for low-income individuals and families, allowing below-market rents for those who qualify. The program is not a subsidized housing program, as each resident is responsible for their monthly rent amount.

This means that the tenant does not vacate the premises nor will the tenant renew the lease for a further fixed term period.
