Yes, you can do whatever lease you want in California - 1 month, 1 year, 99 years, or 1000 years. However there is no option to renew after the 99 years. The leases terminate and revert to the Indians at point. It will not be cheaper, whoever gets the land, needs to make money to pay the city and bonds. You pay for rent for 99 years plus regular taxes. A lease exceeding 99 years is void under the law as a suppression of California public policy encouraging the free exchange and development of land. Anyone who purchases a residential or commercial property will own it only for a period of 99 years, after which the ownership is given back to the landowner. Purchasing a home in a leased-land community enables you to own a home you otherwise may not be able to afford. There are drawbacks, however. A landlord may recover possession of a rental unit to occupy the unit as their primary place of residence for no less than two consecutive years.
