The first thing I would do is contact the listing agent and explain why you want to cancel. In order for a contract to be cancelled during the contract period, both agent and seller will need to agree.Put it in writing: If you decide to proceed with termination, send a formal written request to your agent and their listing brokerage. Find out why the Seller wants to terminate and listen closely for real reason. You have the right to terminate a listing agreement, subject to any penalties which result from early termination. My understanding is that Broker has the right to terminate the listing as well as the Seller, with written notice. It does need to be in writing. Learn how to properly fill out all of the residential listing contract documents and everything associated with it. Ask the agent to mutually terminate the agreement. If they ask why, be honest and mention the reasons you just stated.
