You can indeed cancel a real estate listing agreement in California. Sellers might be asking themselves, “under what circumstances?” And the answer to that is: almost any. Maybe you changed your mind and you decided you don't want to sell your house after all.

Withdraw is the best way to handle IF it is understood and agreed upon with the seller. They MUST understand that you are still the listing agent and that are representing them and the listing.

The seller can back out for reasons written into the contract, including (but not limited to) contingencies. The buyer is in breach of the contract. If the buyer is “failing to perform” — a legal term meaning that they're not holding up their side of the contract — the seller can likely get out of the contract.

If I was wanting to cancel, the first thing I would do is contact the listing agent and explain why you want to cancel. Most of the time the listing agent will release you from the agreement. If they are resistant to releasing you from the agreement contact their Broker/manager and explain.
