When a document is recorded, conveying real property into a trust, legal title is conveyed to the trustee(s) to be held in trust. Most office supply stores carry blank deed forms.The Recorder's office does not have forms of any kind and cannot make or fill out documents for you. A title search is used to determine ownership of a property, liens or encumbrances, easements, or problems that may exists with the title on the property. The trust deed gives the trustee the power to sell the trust property to satisfy the obligation. A deed of trust is a three-party way of securing a real estate deal: a lender, a borrower, and a third-party trustee. Sign a deed that transfers the home to the trust, making sure to include the name of the trustee, the trust name, and the trust date. Document must have a title at the top. There must be adequate room on the margin to affix recording data. If for some reason you want to use a TOD deed instead, you'll probably need to transfer the property out of the trust first.
