Quit claim deeds, also called a non-warranty deeds, are sometimes used to transfer property as well as clear titles. A quitclaim deed is just as valid as a warranty deed; however, the grantor is only transferring their interest in the property.A warranty deed can be used for most property transfers. A quitclaim deed can transfer ownership to a specific, trusted person. A quitclaim deed removes the name of one owner from the deed without providing a warranty. The title identifies the type of deedsuch as Quitclaim Deed, Limited Warranty Deed, or Warranty Deed. While Quitclaim Deeds can only transfer real property, Gift Deeds can also transfer money and personal property. Also called a non-warranty deed, a quitclaim deed conveys whatever interest the grantor currently has in the property, if any. Unlike a gift deed, however, a warranty deed provides specific assurances about the property's title. Most Georgia gift deeds have no warranty of title and therefore function as quitclaim deeds.
