Documents are recorded at the Clerk of the Courts, MIAMI-DADE COUNTY RECORDER, COURTHOUSE EAST, 22 N.W. First Street, 1st Floor, Miami, FL 33128. You can record the Notice of Commencement by mail. The original Notice should be sent to the County Recorder, P.O. Box 011711, Flagler Station, Miami, Florida 33101.

However, there are special cases, but mostly, processing this document is mandatory to live legally on your property. As a general rule, all dwellings must have a certificate of occupancy and/or a first occupancy license. Unless this document is issued, electricity, gas, and water cannot be supplied.

Fun Fact: When a building in Miami-Dade or Broward county celebrates its 40th birthday, it must be recertified by an engineer or architect to ensure its structural and electrical safety (after the 40-year mark, buildings must also be recertified every ten years thereafter).

A Certificate of Occupancy (CO) is issued for new construction or change of use (i.e. from a school to a restaurant), while a Certificate of Completion (CC) is needed for remodels, renovations and shell buildings.

How do I obtain a CO/CC? Once your final inspection has been approved and the applicable completion holds satisfied, you may apply, print or view certificates online at Certificate of Occupancy/Completion. Check applicable inspections and completion holds using your Permit Card and/or the Building permit records menu.
