Either a landlord or a tenant may terminate a month-to-month agreement by giving a full 30 days notice to the other party. The 30 days begins on the next rent due date and runs with the rent period. A written rental agreement (lease) normally describes how to terminate or renew.

But if the lease does not contain such a provision, then Ohio law requires that a notice of non-renewal (or a notice of termination of lease) must be given at least 30 days in advance of the end of the lease term.

As long as the tenant does not violate any rules, they can stay until their rental period ends. But if they stay in the property even a day after their lease/rental agreement ends and have not arranged for renewal, landlords can issue either a 7-Day Notice to Quit or a 30-Day Notice to Quit.
