A Notice of Termination is given to a tenant to end the tenancy. The notice tells the tenant the reason, the date that the tenant must move, and that a case will be started if the tenant doesn't move by the deadline. Give the tenant at least 30 days notice to leave.
If you do not have a written lease, or your lease expired and you don't live in rent regulated housing, the landlord/owner may be able to go to court to evict you even if you did not do anything wrong. It is the landlord/owner's right to evict you without a reason.
The marshal will have id and presents proof of a warrant of eviction. The marshal can use force to enter the apartment if you refuse to let him in. They may do an eviction or a possession. Possession — the marshal will order you to leave the apartment and change the lock.
The notice period must be 30 consecutive calendar days but does not necessarily have to include a calendar month.
