NOTICE OF LIS PENDENS. (Md. A lis pendens is a common tool used in Florida to put third parties on notice of a pending lawsuit against real estate.(a) In an action for alimony, annulment, or divorce, an equity court: (1) has all the powers of a court of equity; and (2) may issue an injunction. A lis pendens is a notice of pending litigation. It constitutes constructive notice of any claims in the suit as to the land. The filing of a lis pendens shall be protected so long as the underlying litigation was pursued in good faith. Lis Pendens is also known as a Notice of Pending Action.
