Lis pendens is an official notice to the public that a lawsuit has been filed and a property has a claim against it. A Lis Pendens gives notice to the public that a lawsuit concerning legal title to a parcel of real estate has been filed in court and is currently pending. A Release of Lis Pendens needs to be recorded to prevent further liability. "Lis pendens" means "a pending suit. In cases involving real property, a plaintiff often will file what is called a "lis pendens," which is Latin for suit pending. It is sometimes necessary for a party filing a Quiet Title action to also record a Lis Pendens ("a suit pending") with the County Recorder's office. Any document which modifies a previously recorded document must state the recording date, and docket and page or sequence number of the document being modified.
