The first step in the eviction process is to serve the tenant with a notice to vacate. These include protections against unfair eviction, handling of security deposits, and procedures subtenants should follow in case of eviction.In Utah, landlords cannot evict a tenant or force them to vacate the property without probable cause. Send a clear written eviction notice, fill out the forms, serve the documents, attend the trial and waave for judgment. The notice must be served at least 15 calendar days before the end of the rental period. Otherwise, the tenant can stay until the end of the next rental period. Today, we will be diving into the eviction process in Utah. Notices: If a subtenant hasn't been paying rent, a sublessor must give three days' notice for them to pay rent or leave. One, to pay the rent that's due; or two, to move out. The tenant will have three days to complete either of the two options in order to avoid getting evicted.
