The criteria for distinguishing primary residence is defined in A.R.S. §42-12053. Residential Property includes owner occupied real property and improvements to the property and owner occupied mobile homes that are used as the owner's primary. "Residential rental property" means property that is used as leased or rented property for residential purposes.
