You can record a document in-person, by mail, or electronically. Your document must be an ORIGINAL or government-issued CERTIFIED copy to be accepted for recording. For more information on Recording Requirements, please see our Form Requirements, as pursuant to A.R.S. 11-480.
➢ Beneficiary deeds are filed in the Maricopa County Recorder's Office.
To create a beneficiary deed in Arizona, the deed must include the legal description of the property, the name of the beneficiary, and your signature. The deed must also be notarized and recorded in the county where the property is located. If these steps are not followed, the deed may not be legally valid.
Maricopa County Recorder's Office has two full service offices to record your quitclaim deed. The main office is located in downtown Phoenix. The Southeast office is in Mesa, Arizona.
Recording Requirements Each document must have original signatures or carbon copies of original signatures, except when otherwise provided by law. Each document must be no larger than 8 1/2 inches wide by 14 inches long, and shall have a print size no smaller than ten point type.
You can record a document by visiting us in person at our Downtown Office. You do not need to make an appointment. Our Office is open Monday through Friday, from am to pm, excluding holidays. Once your document is recorded, your original document will be returned to you immediately.
The Recorder's Office is responsible for recording and maintaining all documents presented for public record.
