Alaska Transfer on Death (TOD) Deed is a legal document that allows someone to transfer property ownership after their death without the need for a formal will. It is also known as a beneficiary deed and is a way to transfer real estate in Alaska without going through the probate process. With a TOD Deed, the property automatically passes to the designated beneficiary upon the death of the owner. There are two types of Alaska Transfer on Death Deeds: general and special. A general TOD Deed transfers all real estate owned by the granter at the time of their death to the designated beneficiary. A special TOD Deed allows the granter to specify which property is to be transferred to the beneficiary.
