A California Release of Mechanics Lien- Full or Partial is a document used to release a lien on a property. A lien is a legal claim on a property made by a creditor as security for payment of a debt. A full or partial release of a mechanics lien in California allows the property owner to regain title to the property and will also release the lie nor (the party claiming the lien) from any liability for the lien. There are two types of California Release of Mechanics Lien- Full or Partial: Full Release and Partial Release. A Full Release of Mechanics Lien is used when the lie nor has been paid in full and wants to release the lien in its entirety. A Partial Release of Mechanics Lien is used when the lie nor has been partially paid and wants to release the lien to the extent that the lie nor has been satisfied. Both the Full and Partial Releases of Mechanics Lien must be recorded in the county where the property is located in order to be valid.
