A Florida Claim of Lien is a legal document used to protect the rights of a contractor, subcontractor, material supplier, or laborer who has done work or provided materials for improvements to real property in the state of Florida. It creates an interest in the property that enables the lie nor to collect money owed for services. There are three types of Florida Claim of Lien: (1) a Construction Lien, which is used to secure payment for work related to construction, repair, remodeling, or improvement of real property; (2) a Mechanic’s Lien, which is used to secure payment for labor or materials that have been used in constructing, altering, or repairing real property; and (3) a Material man’s Lien, which is used to secure payment for materials that have been used in constructing, altering, or repairing real property.
