A Florida Warranty Deed is a legal document used to transfer ownership of real property from one party to another in the state of Florida. The warranty deed provides assurance that the title of the real property being sold is free of defects and encumbrances. The deed also guarantees that the granter (seller) holds valid title and has the right to transfer it to the grantee (buyer). There are two main types of Florida Warranty Deed: General and Special. A General Warranty Deed provides the grantee with the broadest possible protection by guaranteeing that the title is free of liens or claims of any kind. A Special Warranty Deed limits the granter’s liability to claims that arose during the period of their ownership.
