The Florida Notice (3 Day) is a legal document that is required to be served by a landlord upon a tenant in order to begin an eviction process in the state of Florida. The notice must be served to the tenant three days prior to the landlord filing a complaint in court. The notice must include the reason for the eviction, the amount of rent owed, the amount of time for the tenant to pay the rent or leave the premises, and the address of the county courthouse where the complaint will be filed. The three types of Florida Notice (3 Day) are: Nonpayment of Rent, Lease Violation, and Termination of Tenancy. The Nonpayment of Rent notice is served to a tenant when they have failed to pay their rent. The Lease Violation notice is served when a tenant has violated the terms of their lease agreement. The Termination of Tenancy notice is served when a landlord wants to terminate the lease agreement.
