A Florida Notice of Commencement is a document that is legally filed with a county recorder or clerk of court in the state of Florida, to provide public notice of the commencement of a construction project or improvement to real property. The Notice of Commencement serves to protect the priority of any lien resulting from a construction project and must be filed prior to or within 15 days of the start of the project. There are three types of Notice of Commencement documents in Florida: a standard Notice of Commencement, a Notice of Commencement for a Single-Family Residence, and a Transferable Notice of Commencement. The standard Notice of Commencement is used for all projects other than a single-family residence. The Notice of Commencement for a Single-Family Residence is used specifically for a single-family residence, and the Transferable Notice of Commencement is used when a project owner wishes to transfer the Notice of Commencement to another party.
