An Illinois 30-Day Notice is an official document issued by a landlord or property manager in the state of Illinois to a tenant when they have violated a lease agreement or have failed to pay rent. It informs the tenant that they must either remedy the violation or vacate the premises within 30 days or else they will be subject to eviction proceedings. There are two main types of Illinois 30 Day Notice: a Notice to Quit for Nonpayment of Rent and a Notice to Quit for Violation of Lease Agreement. The Notice to Quit for Nonpayment of Rent informs the tenant that they must pay the full amount of rent owed, including late fees, within 30 days, or they will be evicted. The Notice to Quit for Violation of Lease Agreement informs the tenant that they have violated the terms of the lease agreement and must either remedy the violation or vacate the premises within 30 days or else they will be evicted. Both types of Notice must include the date the Notice was issued, the address of the rental property, and the date by which the tenant must vacate the premises.
