Illinois Landlord's Thirty-Day Notice is a document used by a landlord in the state of Illinois to inform a tenant that they have 30 days to vacate the rental property. The notice must be served to the tenant in writing, either in person or by certified mail, and must be given a minimum of 30 days before the tenants are expected to vacate the property. There are two types of Illinois Landlord's Thirty-Day Notice: one for tenants with a month-to-month lease and one for tenants with a fixed-term lease. The month-to-month notice must include the date the notice is being served, the date the tenancy is being terminated, and the date the tenant is required to vacate the rental property. It must also include the name of the tenant or tenants, the address of the rental property, and any other information required by law. The fixed-term notice must include the same information as the month-to-month notice, plus the date the lease expires and the date the tenant is expected to vacate the property. In both cases, the landlord must also provide the tenant with a copy of the Illinois Tenant Rights and Responsibilities pamphlet.
