New Jersey Writ of Possession — Appendix XI-Y is a legal document issued by the New Jersey Superior Court. It is used to authorize the eviction of a tenant from a rental property when a landlord has obtained a judgment for possession and/or unpaid rent. It is issued when the tenant has failed to comply with the terms of a Notice to Quit or Notice of Termination. There are two types of New Jersey Writ of Possession — Appendix XI-Y: Residential and Commercial. The Residential Writ of Possession is used to evict tenants from residential rental properties, such as apartments, condos, and single-family homes. The Commercial Writ of Possession is used to evict tenants from commercial rental properties, such as office buildings, retail stores, and warehouses. Both types of Writ of Possession are signed by the Clerk of the Superior Court.
