The Nevada Five (5) Day Notice to Pay or Quit is a legal document used by a landlord or property owner in the state of Nevada to notify a tenant that they are in breach of their rental agreement. This document is also known as a Demand for Rent and/or Possession of Property. This notice informs the tenant that they have five (5) days to either pay the full amount of rent owed or vacate the premises. There are two types of Nevada Five (5) Day Notice to Pay or Quit: the unconditional notice and the conditional notice. The unconditional notice states that the tenant must either pay the full amount of rent owed or vacate the premises within five days. The conditional notice states that the tenant must either pay the full amount of rent owed, or make a partial payment and vacate the premises within five days. If the tenant fails to comply with either notice, then the landlord or property owner may take legal action to evict the tenant.
