Nevada Application For Setting (NFS) is a form used by Nevada residents to officially set boundaries for a property. The form documents the boundary lines of a property and its dimensions, which can be used to divide the land into parcels or lots. NFS is typically used when a property owner wants to subdivide land, create a new easement, or transfer an existing easement. There are three different types of NFS forms: the Standard NFS, the Non-Standard NFS, and the Multi-Parcel NFS. The Standard NFS is used for all standard boundary line adjustments, and the Non-Standard NFS is used for non-standard boundary line adjustments. The Multi-Parcel NFS is used when a single parcel is being divided into two or more parcels. All NFS forms must be signed by the property owner, surveyor, and county assessor in order to be valid.
