Nevada Notice — General is a type of legal document used by a landlord or tenant in Nevada to initiate a non-payment of rent or other breach of lease action. It is a required form for initiating an eviction action in the state of Nevada. There are two types of Nevada Notice — General forms: a three-day notice to pay rent or quit and a twenty-day notice to cure or quit. The three-day notice to pay rent or quit is used when a tenant fails to pay rent and must be given to the tenant within three days of the rent due date. The twenty-day notice to cure or quit is used when a tenant has violated a lease term other than the non-payment of rent, and must be given to the tenant within twenty days of the date of the violation. Both notices must include the landlord's name and address, the tenant's name and address, the address of the rental property, the date of the notice, the date the rent or violation was due, the amount of rent or violation owed, and a warning of eviction if the rent or violation is not paid or corrected within the specified amount of time.
