Subdivision Map Requirements
New York Subdivision Map Requirements are the set of regulations and standards established by the state of New York for the creation of subdivision maps. These maps are used to divide a single parcel of land into smaller lots for development purposes. There are four types of New York Subdivision Map Requirements: Plat Maps, Minor Subdivision Maps, Major Subdivision Maps, and Conditional Maps. Plat Maps are used to divide a single parcel into two to four lots and must include a title block, acreage, lot dimensions, easements, and drainage information. Minor Subdivision Maps are used to divide a parcel into five or more lots and must include a title block, acreage, lot dimensions, easements, drainage information, and the location of existing utility lines. Major Subdivision Maps are used to divide a parcel into eleven or more lots and must include a title block, acreage, lot dimensions, easements, drainage information, location of existing utility lines, and a seal of a licensed surveyor. Conditional Maps are used to divide a parcel into any number of lots and must include a title block, acreage, lot dimensions, easements, drainage information, location of existing utility lines, and a seal of a licensed surveyor. They also must include a description of the proposed development and proof of compliance with local zoning laws. All New York Subdivision Map Requirements must be reviewed and approved by the local planning department before the map can be used.
