The New York Real Estate Syndication Act ("Syndication Act") is a state law that regulates the sale of real estate securities in the state of New York. The Syndication Act requires that the sale of such securities is done in a fair and honest manner and that investors are provided with full disclosure of all relevant facts and information pertaining to the investment. The Syndication Act provides for the registration of indicators, the enforcement of syndication regulations, and the establishment of a process for resolving disputes between indicators and investors. The Syndication Act also provides for the licensing of indicators and the issuance of a syndication permit. There are two types of New York Real Estate Syndication Act ("Syndication Act"): the New York Real Estate Syndication Regulations ("Syndication Regulations") and the New York Real Estate Syndication Law ("Syndication Law"). The Syndication Regulations provide guidance on how indicators should conduct their business and the procedures for registering a syndication in New York. The Syndication Law provides the legal framework for syndication, including the requirements for disclosure, filing of documents, and registration.
