Oregon Residential Eviction Complaint is a legal document served by a landlord to initiate the legal process of evicting a tenant from a residential rental property. The complaint includes details about the landlord, the tenant, the rental property and the reason the landlord is seeking to evict the tenant. It must be served to the tenant before the eviction process can begin. There are two types of Oregon Residential Eviction Complaint: Unlawful Detained and Nonpayment of Rent. Unlawful Detained is used when the tenant is in breach of the lease, such as failing to pay rent or violating other terms of the lease; Nonpayment of Rent is used when the tenant has failed to pay rent. The complaint must be served to the tenant either in person, or by mail. Once the complaint is served, the tenant has a certain amount of time to respond before the eviction process can proceed.
