The Oregon Notice of Restitution is a legal notice served to a tenant by a landlord in the state of Oregon. It serves as notification that the landlord has initiated a landlord-tenant action against the tenant for unpaid rent or damages to the rental property. The notice also informs the tenant of their right to respond to the notice within the specified amount of time (generally 30 days). The two main types of Oregon Notice of Restitution are: 1) a Notice of Termination for Nonpayment of Rent, and 2) a Notice of Termination for Violation of Rental Agreement. The Notice of Termination for Nonpayment of Rent is served when a tenant has failed to pay rent due on the property, and the Notice of Termination for Violation of Rental Agreement is served when a tenant has violated a provision of the rental agreement.
