A Pennsylvania Precise and Power of Attorney for Satisfaction and/or Termination is a legal document used in the state of Pennsylvania to provide an attorney with the authority to act on behalf of the granter (the person signing the document) in matters related to the satisfaction and/or termination of a lien. The precise is a written request to the court that a lien be satisfied or terminated, while the power of attorney grants the attorney the authority to take certain steps to satisfy or terminate the lien on behalf of the granter. There are two types of Pennsylvania Precise and Power of Attorney for Satisfaction and/or Termination: a Precise to Satisfy and a Precise to Terminate. The Precise to Satisfy is used when the granter wishes to satisfy a lien on a property and the Precise to Terminate is used when the granter wishes to terminate a lien on a property. Both forms must be signed and notarized by the granter and submitted to the court for approval.
