Rhode Island Notice of Termination of Tenancy is a document used by landlords to terminate a rental agreement, either for breach of lease terms or for non-payment of rent. It is a formal document that must be served to the tenant in accordance with the Rhode Island Landlord-Tenant Act. There are two types of Rhode Island Notice of Termination of Tenancy: the 30-day Notice to Quit and the 7-day Notice to Quit. The 30-day Notice to Quit is used when the tenant has breached the lease agreement or has not paid rent, but the tenant is allowed 30 days to correct the breach or pay the rent. The 7-day Notice to Quit is used when the tenant has committed an act that is not allowed under the lease, and the tenant is given 7 days to vacate the property. Both types of notice must be served in accordance with the provisions of the Rhode Island Landlord-Tenant Act, which includes providing the tenant with a copy of the notice and delivering it in person or by certified mail. The Notice of Termination of Tenancy must also include the date when the tenant must vacate the property, and any applicable fees that must be paid.
