A Joint Use Access Easement (JUNE) is an agreement between two or more parties that grants rights of access to certain property, usually land, for specific purposes. The parties involved can be individuals, corporations, or government entities. This type of easement is often used to allow one party to access another party’s property, such as a road or pathway, in order to reach a specific destination. There are three main types of Joint Use Access Easement: 1. Right-of-way Easement: A Right-of-way Easement allows one party to cross over another party’s property to reach a specific destination. These easements are commonly used for roads, pipelines, and utilities. 2. Easement of Necessity: An Easement of Necessity grants one party access to another party’s property when there is no other way for them to reach their destination. This type of easement is commonly used for access to a waterfront or a parcel of land that is surrounded by another party’s property. 3. Utility Easement: A Utility Easement grants one party the right to use another party’s property to install, maintain, and operate utility services, such as electricity, telecommunications, or water. These easements are commonly used by utility companies or government entities.
