A Solar Easement is an agreement between two or more parties that grants the holder the right to access a portion of another party's land or property in order to capture or receive sunlight. This agreement typically allows the holder of the easement to install and maintain solar panels or other solar energy-collection equipment on the property. Solar Easements are generally used when a property owner wishes to capture and use the sun's energy, but their own property is not suitable due to factors such as shade from trees or buildings. There are two main types of Solar Easement. The first is the Horizontal Solar Easement, which allows the holder to install and maintain solar panels or other necessary equipment on a neighbor's property in order to capture the sunlight. The second type is the Vertical Solar Easement, which grants the holder the right to access a portion of the neighbor's property in order to capture sunlight by raising or lowering the position of the solar panel or other equipment.
